The investor, entrepreneur, specialised talent and property routes to a 10-year UAE Golden Visa, with the exact documents required for each.
Who qualifies
The Golden Visa grants long-term residence without a national sponsor. The most common routes are property investment, public investment, entrepreneurship, specialised talent and outstanding students.
Property investors
A property of at least AED 2 million in value, held in the applicant's name, supports a 10-year residence. Mortgaged properties are accepted where the bank issues a no-objection certificate confirming the paid amount.
Entrepreneurs and company owners
Applicants need an approved economic project of a technical or future nature, or an existing company with audited annual revenue above the published threshold, endorsed by an approved incubator or the relevant emirate authority.
Specialised talent
Doctors, scientists, engineers, executives, athletes and creatives can apply with an endorsement letter from the relevant federal or emirate-level authority plus a salary certificate meeting the minimum threshold.
Document checklist
- Passport copy valid for at least six months and current residence page
- Recent passport photograph on a white background
- Emirates ID copy where already resident
- Attested degree certificates or professional accreditations
- Title deed, audited financials or endorsement letter depending on the route
- Medical fitness test and health insurance covering the residence period
Timeline
